By working with Connect UK you are agreeing to the following terms and conditions:
1. You are under no obligation to purchase any property through Connect UK (The Investors Agent).
2. By registering your details with Connect UK you are giving your consent to Connect UK (The Investors Agent) to contact you either by telephone, email or post with details of properties that may be of interest to you.
3. All design copyright, trademarks and all other intellectual property rights relating to this website or other information provided by Connect UK (The Investors Agent) remains our property. You may browse the contents of this website, use any facilities and download a copies of material made available to you, but this is solely for your own personal use and you must not remove any copyright or trade mark notices. You may not modify, reproduce, distribute, republish, display, post, transmit or sell any such material for any commercial or business purpose, without the prior written consent permission of an authorised representative of Connect UK (The Investors Agent).
4. Property Misdescriptions Act 1991 In accordance with the Property Misdescriptions Act 1991, Connect UK (The Investors Agent) has prepared sales particulars on this website for general guidance purposes only. They do not form or constitute any part of an offer or contract. Connect UK (The Investors Agent) has no authority to make or give any representations or warranties in relation to any property. Connect UK (The Investors Agent) has not carried out a structural survey of the property and any services, appliances or specific fittings mentioned on the website or in other information provided have not been tested. Any photographs, illustrations, plans and sizes, only give a general indication of the proposed development and are not necessarily comprehensive. They must not be relied upon when purchasing carpets and other fixtures and fittings. You should have your solicitor check the plans and specification attached to the sales contract The Vendor operates a policy of continuous development throughout construction and features, specifications and elevation treatments may vary. The Vendor reserves the right to alter any part of the development. Lease details, service charges and ground rent (where applicable) are given as a guide only and should be checked and confirmed by a solicitor prior to exchange of contracts. You should not assume that the property has all necessary planning, building regulation or other consents. Connect UK (The Investors Agent) has not tested any services, equipment or facilities. Tables, projections and profit forecasts are for illustrative purposes only. All purchase price values are correct at time of going to press, but may be affected without notice from the Vendor.
5. Whilst Connect UK (The Investors Agent) makes every effort to ensure opportunities have a positive investment criteria you should confirm, in your own opinion, that a property is suitable for your requirements. You should independently verify the information by your own inspection and/or independent legal and financial assessment prior to reservation.
6. Neither Connect UK (The Investors Agent), nor any of its partners, directors, employees or representatives will be held responsible for any transactions that were deemed unprofitable or unsuitable to the investor for any reason. Nor will they be liable for damages arising out of or in connection with the use of information provided on any document or marketing material including this website. Nor will they accept responsibility, to the extent permitted by law, for any errors, omissions or inaccuracies in any of the information of any kind, nor for any loss arising from the use of, or any action taken in reliance on, any information appearing on this web site and elsewhere.
7. Upon reservation of a property with Connect UK (The Investors Agent) you will be required to agree to the terms and conditions of reservation. A copy of the reservation form with these terms and conditions are available by contacting our office on 01293 529993.
8. You should carry out your research on any potential purchases PRIOR to reservation.
9. All reservation fees are payable immediately on reserving a property, otherwise the property will be offered to another investor. The amount of the reservation fee may vary depending on the development and is advised prior to any offer made to purchase. The reservation fee is non-refundable, should you decide not to proceed with the purchase.
10. The arrangement fee is to be paid to Connect UK (The Investors Agent) within 5 days of reservation of the property.
11. You are, in all circumstances, responsible for all your own fees relating to the purchase of the property including Stamp Duty, search fees, legal fees, survey fees, lender-related fees and mortgage broker fees, unless otherwise stated in writing.
12. Connect UK (The Investors Agent) endeavours to recommend solicitors, mortgage brokers, furniture suppliers, and/or other third party suppliers (“Third Parties”) of good calibre, who offer a service or product deemed to be of good quality and reasonable cost. However, Connect UK (The Investors Agent) make no warranties or representations as to the reliability of the services provided by Third Parties and assume no responsibility or liability for their actions, omissions or errors. If you make any arrangements with any Third Parties recommended directly by Connect UK (The Investors Agent), it is solely at your own risk and responsibility.
13. Connect UK (The Investors Agent) is not a financial advisor or mortgage broker, nor is it providing financial advice regulated by the Financial Services Authority. Before making any decisions based on the information provided, you should consult with either the specialist advisors we introduce, and/or take independent legal and financial advice.
14. You agree to full confidentiality regarding the details of any property introduced to you and avoid any interference in the same site by any other people or purchasers.
15. You acknowledge that you are not to approach the Vendor/Developer (or other Agent for the Vendor/Developer) of the Property and attempt to purchase the Property on your own behalf for the purposes of avoiding payment of the Connect UK (The Investors Agent) Arrangement Fee. If Connect UK (The Investors Agent) has evidence or can demonstrate that you have entered into a separate agreement/arrangement with the Vendor to purchase directly any properties introduced to you by Connect UK (The Investors Agent), then you acknowledge that you are liable to pay the Arrangement Fee at the prevailing rate.
16. You acknowledge that, if you refer an opportunity introduced by Connect UK (The Investors Agent) to another person, or body and that person or body engages in any capacity directly with the Vendor/Developer of the opportunity then you are liable to pay the Connect UK (The Investors Agent) Arrangement Fee at the prevailing rate.
17. Privacy Policy: Connect UK (The Investors Agent) guarantees not to pass your registration details on to any third party without your express permission. Your details will be passed to the recommended mortgage brokers and solicitors with your permission on reservation of a property.
With regards to The Consumer Protection Distance Selling Regulations of 2000 the service will not commence until the end of the cooling off period of 7 days, during which time you may cancel your subscription in writing and request a full refund. By requesting immediate service (verbally or in writing) in order to receive information and service as soon as possible then the Consumer Protection Distance Selling Regulations do not apply.
