  • Advising on the condition of the property, highlighting issues that may affect the level of achievable rental income.
  • Marketing the property to find suitable tenants including a full referencing service, and preparation of tenancy agreements
  • Advising utility companies of the new tenants details (gas/electric/water/council)
  • Protection of the security deposit under a Government approved scheme (Housing Act 2004)
  • Arranging inventories through an independent inventory clerk, check in inspections and check out
  • Arranging for inspection Visits through an independent clerk, focusing on the condition of the property, how the tenant is looking after it and ensuring compliance with the terms of the tenancy agreement and the property insurance
  • Dealing with the necessary maintenance issues
  • Arranging gas safety certificate and energy performance certificate on behalf of the landlords where instructed (legal requirements)
